I also need to leave a glowing note for Marge Crimmins. She sold our home last year and I wouldn't hesitate to use her again or recommend her to any friend. She listened to our concerns carefully, was never pushy and, as was said below, she is extremely knowledgeable about the area and each property's individual potential. Marge "got it" right away when she saw our place and she marketed it's strengths well. We were able to list and sell our place for a very fair price. A+++

I have to agree regarding Marge. She came recommended from a friend when we bought our condo. We love her style, she knows the neighborhood and is not pushy. Just really great to work with.

If you are looking to do ANY real estate transaction in northern New Jersey, your first call should be to Marge Crimmins. She has helped me buy, sell, and rent properties in Jersey City. Marge knows the area VERY well. She has good insight as to what the future may bring, what the current market values should be, where this town was, and where it may be going. I think a real estate agent should have two things: the ability to listen and the gift of space. Let me explain. I think Marge listens to what you ask her for, but also to what you don't ask her for. I'll chime in with another recommendation for Phil Rivo. He was the dual buyer-seller broker when we bought our house, and helped the deal close despite problems with the appraisal, financing delays, etc. Then I used him to rent our ground floor apartment, and after making his suggested improvements, it rented for the ask, without a vacancy gap, to a tenant who's been ideal. Very frank to deal with, and doesn't sugar-coat to get clients.

I have used Armagno Agency a few times. Once to find a rental and then again to buy and later sell a condo. Tony has been around this area 20+ years and has a great roster of realtors. I used Phil Rivo and he was great. He always kept me in the loop. Phil lives downtown with his young family and really cares about the neighborhoods.

I have used Warren Curtin for several transactions. His telephone number is (201) 320-2307 I find he is uniquely good for a few reasons.

He knows how to price a property right the first time. Other realtors will list an owner's house for what ever price the seller says they want even if it's totally too much Then the house sits there for months and months and months. The longer a house sits the more it costs the seller/owner.

He is good at keeping a deal alive. Most of these are old houses and even with a new house there is invariably an issue. Warren has uniquely good problem solving skills which helps keep the deal alive. He has helped me as both a buyer and a seller.

Warren has a network of clients who have bought and sold properties from him, some of whom are investors who are investment bankers who are currently looking to buy real estate in JC now.

He has tenacity and very good follow up.

I have enjoyed working with Warren and expect to continue to do so in the future. Call Warren at (201) 320-2307

I used a realtor at Weichert downtown and was not happy with their individual service at all.

It seemed she was way more interested in selling and convincing us to speed things along than actually providing us with any useful information or being informative.

This turned out to be a big issue as the property we bought turned out to be in a flood zone which was not explained to us at all.

I think if you read through this thread, you'll see the same names over and over again for the good ones and the bad ones. It's how I found my realtor and he was great.

I just dealt with Liberty Realty to rent an apartment and they were efficient, friendly, and professional. I can't speak for anything beyond renting though. I believe they have a few offices so are pretty good. I do *NOT* recommend Exit Preferred Realty Group. So extremely disorganized. What a waste of time they were.

I would say that one's experience depends first on the individual agent, and much less on the agency they work for. You have to interview the actual person who will be the listing agent for your house.

I had a terrible experience with Christine Rock at Armagno Agency. In retrospect, I should have halted the transaction when she stated that her mother (who may still be with the agency) is "great friends" and in contact with the owner of the property.

We had a very good buying experience with Stephen Gucciardo from Armagno Agency. They are very big in the downtown JC market. Stephen was wise, perceptive about what our needs and constraints were, on the ball with viewings, but without being "pushy" or weasel-like as some realtors can be.

when we bought our place we used Diana Sutherlin, she knows JC very well and is super connected in the hood.

i highly recommend her if you are buying/selling. she has the gift of gab but does her job well.

You actually gave a very specific reason why you thought your experience was not good, but in reality you couldn't provide details to support it. When presented with a reason why your one explanation wasn't soundly supported you now come up with this fuzzy theory of not looking out for your best interest. You didn't say he didn't show you other comps. You said he didn't show you comps of sales in your particular building which you didn't disagree were probably not relevant based upon the timing of your purchase, the number of units in your building and the condition of your unit.

What it sounds like to me is you wanted to get the very very cheapest deal when you bought, (cheaper than people who bought earlier than you in a hot market) and now you want to get the same deal that people got before the market tanked. Since you didn't get that you want to blame the sales person.

You bought an apartment for less than $300,000, though you didn't give the exact amount nor provide the sq ft nor the number of units in your building. So to sort of guess, based upon your intimation I'm going to suggest you paid about $285k and the apartment is about 750 sq ft in a small building of maybe 4 units. So that's $263 a sq ft. The going rate for apartments in downtown JC is now about $430. Your current position is an approximate $125,000 passive profit (equity) after a crash. That's a 43% profit.

Congratulations, I'm genuinely quite happy for you.

What's BAD about that? How much more of a profit would you need for it to not be a BAD experience?

It sounds to me you did pretty good. It also sounds to me like your realtor got you into a unit you probably told him you can afford at a time the market was heating up. So he wanted to help get you in to something before the market got out of hand. Perhaps, based upon what you represented to your sales person he believed if you didn't take the unit for the price you got it, you would have had to pay even more a month or two later for another unit and that would have been out of your reach. Based upon what we all know about the trending of the market from the time you purchased to 2007 it seems to me your realtor did in fact look out for your best interest. Because if you waited you would have paid more for another unit. So he advised you well, at least based upon what you've explained.

So there's nothing BAD about your experience based upon what you've offered.

Sales people aren't magicians. They don't have crystal balls to know every single bump or spring in the market. They advise their clients based upon trends as they're reported. Often when a buyer gets to the signing face a good sales person has to close them. That's what a sales person does, whether you like it or not.

In this particular instance, thanks to your sales person you made a very big profit improving your equity position greatly. Of course there's always someone who bought earlier and sold before a downturn making an even better profit. But then there area also many people who faired much worse.

You're one of the lucky ones. Lucky you found a good realtor who looked out for your interest.

It seems your experience supports my position.
